1 INITIAL MEETING

  • Discuss lifestyle needs and general parameters for home or project
  • Discuss conceptual budget
  • Determine project viability

2 SITE EVALUATION & PRELIMINARY DESIGN

PSA (Point of Service Agreement) – Signed with retainer

  • Preliminary design meeting 
  • Determine design criteria: size of home, number of stories, style, number of rooms, finishes, etc.
  • Set initial budget expectations
  • Deliverable is a sketch of floors and front elevation
  • Review and refine sketches
  • Prepare preliminary estimates
  • Meet as required until preliminary design and estimate are consistent with client’s desires

3  DRAWINGS

  • Clients authorize the design of the entire home or project
  • Deliverable is AutoCAD drawing of floors and all elevations.
  • Review and make necessary revisions
  • Review and update preliminary estimates
  • Meet as required until preliminary designs and estimates are consistent with client’s desires

 FINAL DRAWINGS, SPECIFICATIONS AND ESTIMATES

  • Clients give final approval for plans
  • Prepare final specifications
  • Client to make preconstruction selections
  • Prepare final contract numbers

5 CONSTRUCTION CONTRACT SIGNING

  • Client gives final approval for plans
  • Present final plans, specifications and budget
  • Sign contract
